Carriage Gardens / Rose Point
Rose Point sits south of downtown Pleasanton off Sunol Boulevard. This neighborhood–one of the few original custom home communities in Pleasanton–emerged in the late 1960s and early 1970s. Homes range in floor size from 1700 to around 2700 square feet, with lots spanning 8000 to 12,000 square feet. Homeowners have updated, refurbished and remodeled residences in this community of mostly single-story homes to fit the modern times. Some of these homes have fantastic views of Pleasanton Ridge, making the neighborhood a relaxing area in which to live.
Carriage Gardens lies right beside Rose Pointe. A neighborhood built in the 1980s, it features semi-custom and custom luxury homes. From 1998 to 2000 Black Mountain Development built more custom homes on the neighborhood’s remaining lots. Carriage Gardens has homes with floor areas ranging anywhere from 2000 to over 5000 square feet on one-half acre to one acre lots.
Carriage Gardens and Rose Point provide ideal locations for commuters since they lie near the shopping district, Pleasanton schools and downtown Pleasanton. Residents also have access to I-680. Neither neighborhood has a homeowner’s association.

Phoebe Hearst Elementary School
Phoebe Hearst Elementary, a California Distinguished School in 2006 educating students in kindergarten through fifth grade, has 65 teachers and staff members and serves approximately 700 students each school year. The school aims to provide holistic education to students and teach them to have a passion for learning at an early age. Community character traits the school instills in students include responsibility, compassion, self-discipline, honesty, integrity and respect. These hone the students to prepare them for higher education.
Pleasanton Middle School
Pleasanton Middle School educates approximately 1100 students annually via programs designed to meet the physical, emotional, academic and social needs of the student body. Students can also take advantage of various academic opportunities, such as the after school library program, career day, geography bee and more. Pleasanton Middle School aims to provide the students the education they need in order to meet the demands of the current times. The school also implements programs designed to encourage students’ responsibility and improve self-esteem.
Foothill High School
Foothill High School, a National Blue Ribbon school, also enjoys its recognition as a 2004 California Distinguished School. Foothill High opened in 1973 and has grown in population to serve approximately 2300 students each school year. The high school provides many innovative programs for students, including video production, reading improvement programs, Latin, Japanese, technical English and some advanced placement courses; additionally, more than 80% of the student population engage in co-curricular activities. Foothill High School emphasizes independence, utilization of skills, strengthening of moral character and concern for others in the school programs.
