Happy Valley Area
Pleasanton’s Happy Valley Area–formerly an unincorporated area consisting of large lots with several acres of land–slowly transformed into a suburban area with custom homes concurrently with the development of Callippe Preserve Golf Course. Callippe Preserve, an 18-hole municipal golf course in southern Pleasanton, houses facilities such as a ranch-style clubhouse, driving range, storage building, maintenance yard area and public parking lot at Clubhouse Drive in Pleasanton.
Happy Valley sits amid rolling hills and flat planes from which residents can enjoy exceptional views of Mount Diablo, Pleasanton Ridge and the surrounding hillside. Today Happy Valley Area offers old-style ranch homes and custom homes on a wide expanse of land ranging from one-half acre to five acres. The magnificent scenery and relaxing atmosphere draws home buyers seeking houses in this area of Pleasanton. Some parts of the neighborhood connect with the Pleasanton water district, but other homes in the area depend on wells and septic systems. Happy Valley Area, a gateway to Callippe Preserve Golf Course, gives commuters easy access to I-680 and has no homeowner’s association.
